At the Southeast Self Storage Brokers, we believe our commission structure should be simple and straightforward.  That is why we put our commission structure on our Web page for you to see up front.

SOUTHEAST SELF STORAGE BROKERS COMMISSION STRUCTURE

Commission will be Two Percent (2%) of the Purchase Price up to $5,000,000, AND;

Commission will be One Percent (1%) of the amount of the Purchase Price OVER $5,000,000 and up to $10,000,000, AND;

Commission will be One Half Percent (0.5%) of the amount of the Purchase Price OVER $10,000,000.

The Minimum Commission will be $40,000.

For Example:

 A.  Price is $3,500,000.  ($3,500,000 X 2%)  Commission would be $70,000 or 2.0 %.

B.  Price is $7,000,000.  ($5,000,000 X 2% PLUS $2,000,000 X 1%)  Commission would be $120,000 or a combined 1.7 %.

C.  Price is $16,000,000.  ($5,000,000 X 2% PLUS $5,000,000 X 1% PLUS $6,000,000 X 0.5%)  Commission would be $180,000 or a combined 1.1 %.

D.  Price is 1,800,000.  ($1,800,000 X 2% = $36,000)  Commission would be minimum of $40,000 or 2.2 %.

SOUTHEAST SELF STORAGE BROKERS OPTIONAL CO-BROKERAGE 

Ninety Days after the beginning of the Listing, the Seller has the OPTION to enable the SESSB Agent to Co-Broker the Sale with a different Agent that is representing a Buyer.  If a Sale occurs, the Seller agrees to pay an additional 25% above the fee and the SESSB Agent will be solely responsible for compensating the Buyer’s Agent through a separate Co-Broker Agreement with the Buyer’s Agent.

 For Example:

 If a Co-Broker is used in the above examples.

 A. The $70,000 Commission with a Co-Broker would become $87,500 or 2.5% on a $3.5 Million sale.

B. The $120,000 Commission with a Co-Broker would become $150,000 or 2.1% on a $7.0 Million sale.

C. The $180,000 Commission with a Co-Broker would become $225,000 or 1.4% on a $16.0 Million sale.

D. The $40,000 Commission with a Co-Broker would become $50,000 or 2.8% on a $1.8 Million sale.
